Since 2004, GVA Sawyer has been active in the hotel real estate market as a consultant, developer and hotel brand managing company.

Hotel Ibis, 3* (Ligovsky Prospekt 54, St. Petersburg) is an example of the completed hotel project with GVA Sawyer’s participation starting from concept development and attraction of a hotel operator through commissioning of the property.

Today the construction of a mixed-use complex is being carried out in Novorossiysk: two international hotels under Novotel (4*) and Ibis (3*) brands shall be the key components of this project. GVA Sawyer fulfilled the role of zakazchik and developer and attracted an international hotel operator to the project.

In addition to close partnership with Accor, GVA Sawyer’s Consulting Department conducts regular monitoring of hotel chains and forms a database of hotel managing companies among Russian and foreign operators. We cooperate on consulting projects with the following large international hotel chains: Intercontinental Hotels Group (International), Marriot International (USA), Hilton Hotels Corporation & Hilton International Co (USA), Rezidor SAS Hospitality (USA), Wyndham Hotel Group International (USA), Russian Hotels (Russia), Heliopark Group (Russia).

  • Analysis of existing hotel markets & proposed competitive set including rate & occupancy data and potential market penetration (competitive positioning), supply and demand analysis;
  • Hotel site location analysis, for stand-alone properties or mixed-use developments. Best use analysis based on overall market trends;
  • Hotel technical consultancy & conceptual assistance — based on review of market conditions and investors` needs` analysis;
  • Business plan preparation including investment estimates, development costs and cashflow projections, profit and investment sensitivity analysis;
  • Hotel operator comparison and selection, including assistance with negotiating management, technical assistance and licence agreements;
  • Hotel development consulting — project schedules, tenders, selection of architects, analysis of site permissions, development management and fulfilment of the role of technical zakazchik;
  • Attraction of equity and debt financing for projects via work with capital markets.
