Within this project the Consultant has given an appraisal of 2 retail properties, located in the central districts of the city, and proposed options for the further development of the complexes to attract the tenants and the potential visitors.

Project results
The market value of the operating shopping centers has been appraised within the projects works. In addition, on the base of the available market data and the information on the districts’ development plans, there have been also proposed several options for the further development of the territory (re-conception and partial reconstruction of the complexes). The ways of the tenants’ mix optimization and the options of the interior layout of the complex have been examined. The Consultant has given an appraisal of the future charges on the re-conception of the complexes.

Independent market appraisal of the rights

Overview
The appraisal of the rights on the operating assembly and service centre of lorries and construction machinery. The centre is located in Kaluga and includes office buildings, industrial warehouse complexes, service and auxiliary buildings. The appraisal of the rights on the commercial tracks and special vehicles service centre, located in Shushary - the municipal settlement of Saint-Petersburg.

Value appraisal of the manufacturing complex
Stavropol Territory, Andropovsky District
Overview
The manufacturing complex of 18 000 sq.m. is located on the plot with the area of 11 ha. According to the appraisal rules there have been used two methods of the value appraisal: comparative method and discounted cash flow method. The probable cost of the property has been assessed; the preliminary study of the possibility on how to improve the provision of engineering capacities in the property has been made.

The analyzed land plot with a total area of 9.26 ha is located in Krasnodar, near the airport. According to the estimation Standards there have been used two methods of value appraisal: comparative method and discounted cash flow method. The following appropriate options of the land use have been developed: for dealer’s village, for business-park construction and for large size shopping center.

The Consultant had a task to give an appraisal of the industrial warehouse complex Tetra Pak located in Timashevsk. In Krasnodar Territory the complex of such type is the unique one. The appraisal of this complex has been based on the three methods: cost plus method, discounted cash flow method and comparative method.

Overview
The analyzed land plot with a total area of 72 ha is located in the South-Western region of Stavropol. According to the estimation Standards there have been used two methods of the value appraisal: comparative method and discounted cash flow method. The probable cost of the land plot at the different stages of the project development has been estimated.
The conducted analysis has been approved by the professional appraisal company «The Institute of Estate Administration and Expertise» (INUPEK).
