Overview

The Consultant’s task has been to determine an optimal ratio of dimensions of residential (cottages and mansions), hotel (hotels and pensions), health and recreation real estate on the proposed territory and their interconnection.

Technical data

The Project includes several land conglomerates free from development (total area of each land plot ranges from 6 to 45 Ha). A number of land plots have adjacent boundaries, and some of them are located separately.
The Project stipulates construction of 72 cottages (mansions), 4*- 5*hotels (66 rooms), 6 chalet, cottage settlement for lease (63 units) and infrastructure facilities (SPA, restaurants, cafés, quays, stable, etc.). Several land plots are offered for sale without contract.

Details

Lack of marketing data and inability to predict future demand have presented a particular problem for the Consultant.
The existing territory is characterized by rather difficult transport accessibility. That is why a very great attention is paid to road and water routes design (ferry ports and etc.).
