Overview
The aim of the Project was to hold the construction feasibility study for a retail real estate unit. The Customer referred to GVA Sawyer with the project of a retail-park which had been developed earlier. Following the results of the location analysis and the analysis of retail real estate supply in the catchment area, GVA Sawyer specialists have come to the conclusion that the construction of the retail-park on the analyzed land plot was not reasonable. The new concept of a retail and entertainment complex (hereinafter REC) on the specified area has been developed.

Project characteristics
The main characteristic of the Project is a high concentration of retail real estate units in the secondary catchment area. Due to this fact it is recommended to decline the retail-park format chosen earlier in favor of a large retail and entertainment unit, aimed primarily at residents of Zheleznodorozhny. The number of people in this town will increase considerably in the short term due to construction of a large number of residential units near the analyzed land plot.
