Overview
The analyzed Project represents a sports and hotel complex under construction (construction of the second floor is in progress). A wide range of support services is the main characteristic of the Project. The Customer turned to the Consultant for improvement of the existing concept, optimization of design solutions and involvement of a professional hotel operator into the Project.
As a result, design solutions were improved, including growing hotel room capacity. These factors had a positive effect on the Project’s rate of return.
Technical data
Area of the developed land plot – 8448 sq. m.
Usable area - 16 081 sq. m.
Hotel 3+*, hotel capacity was extended from 144 to 156 rooms due to reconstruction of a number of double rooms into single ones.
The complex includes (apart from hotel):
- SPA-Complex – 2 768,5 sq. m.;
- Restaurant – 1 166 sq. m.;
- Sports hall – 139,7 sq. m.;
- Conference-center– 790, 7 sq. m.

- Location analysis
- Analysis of hotel real estate with a focus on location of the investigated territory.
- Updating the existing concept for the site development.
- Financial analysis of the Project. Despite excess volume of support services, earning yield is rather high due to optimization of hotel operating earnings according to updated design solutions as well.
- Involving a hotel operator into the Project.
