Overview
The Project aim was to develop a concept for construction of a retail and entertainment complex with a sports facility. The Customer turned to GVA Sawyer with an existing project and an independently developed concept. The Consultant’s task was to confirm the existing concept or to develop a new concept which would be more effective. The Project orientation would be towards family, entertainment and sport, and this orientation, unique in Tyumen, would be the main competitive advantage ensuring high attendance rates and visitors’ loyalty. According to the results of the research, four alternative Project concepts were proposed, including the ultimate concept, corresponding to the Customer’s original Project.

Details
The Project clusters a large number of retail units in the immediate vicinity. As the research has shown there is a critical shortage of such units in Tyumen. Family or children educational center has been proposed of all alternative concepts as an entertainment facility. The research has also demonstrated absence of large quality fitness centers in the district of the Project. Thus, combination of retail, sports and entertainment facilities will allow ensuring high attendance rates.
