Overview
Within the framework of the present research, Consultants from GVA Sawyer have performed the analysis of the most effective development and formulated the conception of use of land plots, located in the South of Moscow region nearby the Crimea highway.
Technical data
- Location – Chekhovsky district;
- Total area of the land plot – 184 hа;
- Industrial and warehouse zone – 29 (115 500 sq. m + container site)
- Hotel and recreation zone – 6,2 ha;
- Horse sports complex – 15 ha;
- Private housing constructions and cottages– 130 ha (670 land plots)
Performed services
- Physical and legal restrictions of the site development have been analyzed; appraisal has been performed for the Project location and general ways of its future development have been formulated on this basis;
- The following segments have been chosen for researches of the real estate market in the construction area:
- Housing real estate (low-rise, multifamily and private constructions, cottages);
- Hotel and recreation real estate;
- Industrial and warehouse real estate;
- Entertainment real estate (including horse sports complexes);
- Variants have been found for the conception development of the Project territory;
- Recommendations on a marketing strategy, positioning and market promotion of the Project, have been given;
- A preliminary analysis of the Project economic efficiency has been performed.
