Overview
Within the present research a consultant from GVA Sawyer carried out the analysis of the most effective use of a coastal zone located in the Republic of Abkhazia (Gagra), and elaborated the concept for the territory development as well.
Technical data
- Total area of a land plot adjacent to the Black sea coastline - 40 Ha.
- Yacht marina – 350 boat places, including 50 slipways
- Hotel complex (3*, 4*, 5*, a special hotel for sportsmen, cottage apartments for lease)– 1 157 rooms
- Residential area (cottage settlement) – 42 units
- Infrastructure units (water park, recreation center, ethnographic center, helicopter pad, cinema and concert hall, etc.)
Performed services
- Physical and legal restrictions were analyzed; evaluation of the project location was carried out on the basis of which general variants of its potential development were formulated;
- The following segments were defined in order to fulfill a marketing research of real estate in the area of construction:
- Hotel and recreational real estate
- Residential real estate;
- Entertainment real estate;
- Sports and fitness real estate;
- Yacht real estate in the eastern part of the Black Sea;
- Analysis of international experience was carried out;
- Variants of conception for the territory development were formulated;
- Recommendations on a marketing strategy, positioning and the project promotion on the market were made;
- A preliminary analysis of the project efficiency was carried out.
