Conception of recreational complex (based on 3 objects)

Project presupposes development of modern recreational complex for nuclear power engineering workers that is located on the Black Sea coast of Russia. Besides nuclear power workers, the complex will provide services for their families, veterans and for other customers.

Project is socially oriented and is developed taking into account economic efficiency of operating activity, payback period, high competitiveness, process and ecological efficiency.

Design concept presupposes reconstruction of buildings and structures as well as new construction of properties on the base of existing hotel complexes, notably: holiday hotel ‘Crystal’, recreation centre ‘Zolotaya Loza’ and recreation center ‘Agoy’.

To attain the synergetic effect all above mentioned hotels are considered within the single concept, however each of the properties presupposes its own unique specialization. It is recommended to develop one single concept of medical services’ rendering that will attract not merely traditional tourist flow but also employees of The State Atomic Energy Corporation ‘Rosatom’.

Recreation center ‘Agoy’ 2* is located in Tuapsinsky District of the Krasnodar Region. Total area of the land plot amounts to 3.2 ha. ‘Agoy’ houses 132 beds (72 rooms) in the hotel buildings.

Holiday hotel ‘Crystal’ 1* is located in Gelendzhik in the Krasnodar Region. Total area of the land plot is 2.5 ha. ‘Crystal’ houses 102 beds (21 hotel houses and the main hotel corpus).

Recreation centre ‘Zolotaya Loza’ 1* is located in Gelendzhik in the Krasnodar Region. Total area of the land plot is 5.4 ha. ‘Zolotaya Loza’ houses 205 beds.

At the moment of study from 50% to 100% of projects’ room capacity was suitable for use.

Two development concepts of new complex which differ in services provided and in room capacity have been analyzed. The Consultant has offered to raise class category of the hotels up to 3-4* and has estimated volume of investments for each development option. The study has justified the necessity of single development of the hotel complex under joint administration. Several social problems of the State Atomic Energy Corporation ‘Rosatom’ have been taken into account.

Within the project works there were obtained positive conclusions of professional hotel operators.

In addition there was prepared the estimation of costs, analysis of pros and cons of certification under LEED, BREE and Golden Key programs.
