Conception of Warehouse Complex

Overview

The Consultant Task was to estimate the possibility of construction of a warehouse complex on a territory consisting of two small land plots of irregular shape which are separated by the road, and the Consultant Task was also to reveal demand from the part of potential tenants. Performed analysis of the location of a land plot (taking into account information about restrictions and encumbrances and also about plans concerning the development of neighboring territories) and marketing research which includes the analysis of competitive projects and inquiries from the part of potential tenants, allowed to reveal possible construction volumes, to describe potential purchasers and their requirements concerning future Complex. On the basis of collected data the architect from the company GVA Sawyer elaborated an architectural album and the Consultant made an aggregative estimate of financial feasibility of the Project.

  • Surface parking for motor cars— 41 car places
  • Surface parking for heavy vehicle — 4 car places

Zone B:

  • Land plot area — 1,89 HA;
  • Quantity/area of warehouses — 1 warehouse/ over 7 800 sq.m;
  • Office in attic storey — 1 office/ over 900 sq.m;
  • Office and Amenity Building (OAB) area — over 500 sq.m;
  • Surface parking for motor cars — 20 car places;
  • Surface parking for heavy vehicle — 3 car places;

Details

  • The Object is located in one of the most dynamically developing districts of Belgorod – the district “Kharkovskaya Mountain”.
  • Explored territory is located in immediate proximity to federal highway M2 (Moscow – Kharkov) with a high motor traffic.
  • One of the explored land plots (Zone A) from both sides borders with railway lines, one of which is for goods trains and the other is for passenger trains.
