Overview
The possibility of construction of a large warehouse complex was accepted as the main hypothesis which concerns the territory development of the Object. The possibility of alternative variants of the territory development was also considered as a part of the performed analysis. According to the results of this analysis it was recommended to construct a terminal warehouse complex and industrial park for the purpose of business diversification. Other ways of commercial usage of the present territory, taking into account well-established and perspective surroundings of the territory, do not seem effective.

Details
The Object is located in an industrial area close to the planned ring road around St. Petersburg. This fact considerably increases the Object attractiveness from the viewpoint of development of industrial and logistics complex on its territory. At the same time it is essential to take into account the necessity of revegetation of the Object territory and rise of land plot level, as well as the location of the present territory beyond the first line of the major trunk road (Volhonskaya road)
