Development concept of the warehouse complex

Overview

The Consultant’s task was to analyze land plot’s location (taking into account the restrictions and encumbrances and plans to develop the surrounding area), marketing reviews of warehouse and retail real estate market segments (centre of target purchase) including analysis of existing and planned projects, analysis of competitive impacts. The proposed conception was validated by a telephone survey among potential tenants that allowed to prove its efficiency, to define optimal construction volume and to create a portrait of potential customer in order to meet his or her demands for the new complex. According to the results of conducted study, it was recommended to built B Class warehouse complex and as an alternative to use a part of currently reconstructed building as a DIY shopping centre.

  • Total area of warehouses, including existing reconstructed complex — up to 43 000 sq.m;
  • Total area of the office building — 4 400 sq.m

Details

The Project is located on the outskirts of Voronezh in the histrionically industrial-warehouse district of the city. Project’s territory is located in immediate vicinity from the main highways with intense vehicle traffic, the railway lines are going along the plot. According to the alternative conception variant, the existing reconstructed building could be used as DIY shopping centre due to identified demand from the DIY operators and at the same time the other Project’s territory could be used as a warehouse.
