Overview

Due to the analysis of the land plot location and existing town planning restrictions, engineering services supply study, analysis of competitive environment as well as due to land market analysis with an emphasis made on the Project’s location, the Consultant has estimated directions for the Project’s development and for its implementation scheme. According to the results of the study, the most appropriate development strategy would be development as an industrial area with a possibility to place several industrial companies possessing private industrial, warehouse and office premises on the same territory. The outcome of the technical task was to develop site design including requirements for technical specifications for each lot.

Details

The main feature of the Project is its location in a new, promising industrial& warehouse area within 10 km from Saint-Petersburg’s Ring Road. The land plot will be developed within this zone on the assumption of creating the proper urban infrastructure.

  • Description of the main features of the companies – future final consumers of the Project taking into account current restrictions and market situation;
  • Assessment of necessary facilities for considered territory taking into account current restrictions for their obtaining and requirements of the expected tenants;
  • Elaboration of the realization scheme for the land plots with indication of the feasible phasing, sizes and cost of the plots, risks analysis of the proposed scheme
