Overview
Within the scope of the Consultant’s work, GVA Sawyer performed the analysis of the best and most efficient use of the Land Plot located in the Moscow Region, Dmitrovskiy District (about 37 km from MKAD) on the basis of the analysis of the location of the plot, the commercial real estate market data on hand and own professional experience. Possible options of the land plot development included: sale of the Land Plot “as is” and long term business – construction of warehouse, hotel and retail objects. The attractiveness of the option of the most efficient use was proved with preliminary calculations of the Project’s investment attractiveness indexes on the basis of market data.

Project results
The Consultant proposed the option of construction of a Class “A” warehouse complex on the Land Plot as the best and the most economically sound. The Land Plot sale is less attractive at this stage, than its subsequent operation. The future warehouse complex, if placed on the Land Plot, will be in demand by potential tenants, allowing to set the 100% occupancy during the entire planning horizon and predicted market rent rate in Consultant’s extended calculations.
