Overview
Three variants of territory development were formulated on the basis of analysis of location and analysis of real estate market: a high quality resort complex construction, a first class residential eco development construction and the Mixed-use Complex (a hotel and a residential complex).
Performed financial analysis of all variants has shown suitability for construction of the first class residential eco development.
After the completion of analysis, the decision to build a water park on the territory of the Object was accepted. A special consideration of demand issues and budget costs was also required.

An active recreation center is located on the territory of the Object.
On the basis of analysis of location and analysis of real estate market, taking into consideration a unique location of the land plot, its ecology and accessibility, presence of forests and proximity of seacoast, three variants of the most efficient territory development projects were formulated, two of which were under consideration of Customer:
1. Main variant: Orientation toward rich buyers (it presupposes a low built-up density and a high price of housing estate):
- Individual cottages;
- Townhouses/duplex houses/villagio houses.
2. Alternative variant: Orientation toward buyers with average and above average incomes (it presupposes a higher built-up density):
- Townhouses/duplex houses/villagio houses;
- Low-rise apartment houses.

- Consultant has performed the analysis of hotel, resort and recreational, residential real estate (low-rise apartment residential real estate) in Novorossiysk and its suburbs.
- Three variants of territory development were formulated on the basis of analysis of location and analysis of real estate markets.
