Phase I of Fashion House Moscow Outlet centre was officially opened on June 27
Fashion House Outlet Centre was formally opened on June 27. The outlet is located in Solnechnogorsky District of Moscow Region near Chernaya Gryaz Village. The total area of Phase I is 20 000 sq.m. The whole complex will be built in 3 Phases with total area of 40 000 sq.m. Among the tenants of the outlet there are such international brands as Tommy Hilfiger, Baldinini, Mascotte, Cacharel, Nike, Calzedonia, and many others. Unlike Belaya Dacha Outlet Centre opened a year ago, all store units in Fashion House Outlet are under one roof. Inner layout solutions are typical for outlet centres and represent store galleries with individually made shop-fronts.
In 2008 GVA Sawyer became the project initiator and managed to attract funds of the Western investment fund “Liebrecht & wooD” to construct a retail centre of “outlet centre” format which was new to Russia. The construction was planned on the site prepared for this purpose by GVA Sawyer and its partners. To implement the project the agricultural designation of the site was transferred into industrial one, and the required type of permitted use was obtained as well.
Together with Fashion House Development GVA Sawyer acts as the Project Local Developer, performing the project management function, as well as the local function of the Technical Customer for the Project.
The Project has been under implementation for 4 years, where the project team had to solve a whole range of non-standard tasks, such as getting approvals for the local road expansion providing a direct access to the complex from Moscow – St. Petersburg Federal Highway M10, and getting approvals for a new transportation scheme which excludes congestions on the way to and out of the outlet centre territory. A set of actions and additional analysis regarding noise level measurement, noise protection , buildings height approval were also performed because of the proximity of the complex to the international Sheremetyevo Airport. The project design and its implementation were carried out according to BREEAM ecological standards which made possible to obtain the appropriate certificate.
