GVA Sawyer experts were invited as speakers at Moscow Region Construction Week-2013.

Top-managers of the development company GVA Sawyer took part in the business program of XV International industry exhibition Moscow Region Construction Week-2013 that was held on August 6-8 on the territory of IEC Crocus Expo.

The president of the company Vera Setskaya took part in a panel discussion devoted to the integrated urban development (IUD), she made a speech related to the issues of the interaction between the State, a developer and an investor in the course of the integrated urban projects development and presented an example of the recently developed Fashion House outlet centre.

“During the execution of IUD projects the problems of primary concern are integrated engineering support and the creation of integrated transport infrastructure. Marketing aspects are also important; they give the opportunity to make a unique ideology and the conception of the territory development that contributes not only to its long-term sustainable development but also answers the commercial interests of the investors. All these issues require the creation of legal, structural and organizational mechanisms and algorithms that are practically applicable and work in reality; they contribute to interaction between the governmenalt authorities, energy-supplying and infrastructural organizations, reconciling companies , developers and the end users” – said Vera Setskaya.

Vice-president of consulting and partner in GVA Sawyer Evelina Ishmetova performed as a moderator in the panel discussion “The development of the resorts and the recreational areas of the region”. In her report she mentioned that there are some problems with execution of hotel projects associated with the occupancy forcasts, the expected turnover and the payback period. “It’s very difficult to get the official data on competitors because of the market privacy and the absence of a common data base. As a consequence, there appear difficulties with a true calculation of the financial effectiveness of a future project” – said Evelina Ismetova.

In her report “Recreational projects in the Moscow region” the expert also presented the structure of the hotel rooms stock in the Moscow region, the general characteristics of the demand for service and also recommendations about the project format, such as the number of rooms in a hotel, standard hotel room area, hotel room equipment, plot area, the number of floors, the area and services of spa- and business-zones etc.
